Listings 

Listings is the Agreement between a Broker and Seller or Landlord for the Sale, Rent, or Lease of real property.  Agents and Brokers are in the Real Estate Market Everyday.  It is their job to study the market, identify trends,  properly valuate property, and negotiate with buyers and prospective renters to ensure that a deal is made that is acceptable.  A Brokers fiduciary duty is to his listing client.  The listing broker arranges for showings, contacts involved parties, and ensures that things are carried out properly and with regard for the protection of the interests of his client.

1)  Extensive knowledge of a particular area.   Many brokers practice in areas where they have spent most of their lives. This gives them excellent first hand knowledge of these areas,  based on years of experience of living in that area. For example.  Our Broker of Record has more than 5 decades (over 50 years) residing in New York City.  

2)  Experience in Valuation.  Brokers have been "crunching the numbers" in order to valuate property for the duration of their career.  Accurate valuation is imperative when developing a listing price.  Finding Comparables,  using Automated Valuation Models, working through BPO processes,  and researching market trends and prices are usually performed daily in most competitive brokerage offices, and are absolutely necessary when marketing a property.   

3)  Negotiation Ability. Brokers and their agents have completed numerous transactions, and have confronted many pitfalls during the process, and have overcome them. This experience can be relied upon by the client in order to "iron out" any rough spots through a transaction. 

4)  The average person is usually very busy,  and cannot always put forth the time and effort for proper research, preparation, and due diligence when it comes to the purchase or sale of Real Estate. This is the brokers profession, as well as his agents.  

5) Familiarity with the processes of Real Estate:  Construction,  Termite Inspections, Property Inspections,  Tenant Management, Government Agencies, etc.  Brokers deal with theses issues daily. 

6) Landlords:  We have extensive experience and tools for Property Management and Tenant Management. We are members of the LPA (Landlord Protection Agency) which has a huge surplus of tools for dealing with Property Management and Tenants.
